League City’s City Ordinance requires short-term rental operators to be registered, to pay hotel occupancy taxes, and to obtain a short-term rental permit.
Hotel Occupancy Tax Registration – The City of League City began using a new online registration system called LodgingRevs/MUNIRevs in December 2020.

- Go to MUNIREVS
- Click on the green Go button on the left-hand side for New User Registration
- Go to: User Profile screen
- Create your User Profile and click “Continue to Business Profile” (orange button)
- Link to your account record by entering your 6-digit account number and MUNIREVS activation code. Letters were mailed with the code in February 2021.

How do I start reporting and payment of City of League City Hotel occupancy tax (HOT)?
The City of League City began using a new online Hotel Occupancy Tax remittance system called MUNIRevs in February 2021. City staff is confident you will find this new platform to be user friendly. The City request that you register your property in this new system to complete your quarterly hotel occupancy tax forms. These tax forms will be assigned on April 1, 2021 and each quarter thereafter.

Who is required to report and remit the municipal hotel occupancy tax?
You must report and submit HOT if you are operating a hotel or short term rental in League City, TX. This includes VRBO, HomeAway, Airbnbs.
When are reports and payments due?
Hotel Occupancy Tax is to be remitted quarterly. Due dates are April 20th, July 20th, October 20th and January 20th of every year.
Hot tax forms are due by the 20th of the month following the reporting period. This report must be filed on time even if there is no revenue. Failure to do so will result in a $25 fine.
Do I need a permit to rent my property on Airbnb, VRBO or HomeAway?
Yes. Permits are $25. Fill out the registration forms and send required documents to City of League City Planning Department.
Where do I get a permit for a Short Term Rental?
Use the Online Permit Portal on the City’s website to submit your Short Term Rental Permit application.
How is the hotel occupancy tax rate calculated?
The Hotel Occupancy Tax rate for League City is 7% which should be charged on gross revenues which include the nightly rental rate, cleaning fee, pet fee, smoking fee, rental damages, etc. League City provides a report form to calculate and pay taxes on a quarterly basis.
Failure to comply with the STR registration or HOT payment requirements as outlined in Ordinance 88-58 is a Class C misdemeanor offense and is punishable upon conviction by a fine not to exceed five hundred dollars ($500.00) per offense. Each day shall constitute a separate offense. Late payment penalties and interest will be assessed on all payments received after the due date. Delinquent and non-registered properties are subject to legal action.
HOTEL: A hotel is a building in which members of the public obtain sleeping accommodations for consideration. Examples include hotels, motels, bed and breakfasts, rooming houses, skid mounted bunkhouses, tourist houses, tourist courts, manufactured homes, residency inns, condominiums, cabins and cottages.
Short Term Rental Business: Any location where you provide sleeping accommodations for consideration.

Can I apply for a new permit for a short-term rental with the City through LODGINGRevs / MUNIRevs?
No. To apply for your new Short Term Rental Permit, contact the Planning Department.

What is the LodgingRevs / MUNIRevs Portal Used for in League City?

How do I amend a return?
Please e-mail support letting us know you need to file an amended return. In the email please include:
- What city the amendment is for along with your six digit account number, and property owner name
- Period you need to amend (i.e. Jan. 2017 form due Feb. 20th)
- If you overpaid or underpaid your original form
- Brief explanation as to why the form needs to be amended. Once we receive this email we will review your account and send you further instructions.

Where are my tax forms? My Action Center is empty?
Your tax forms will be available on the 1st day of the month following the last day of the tax period.
Can I manage multiple properties with one login?
Yes - to do so, click "Add or remove accounts from your user login by clicking here". You will need your 6 digit Account Number and MUNIRevs Activation Code to connect to an existing property record.
Can a property have more than one user?
Yes, each property can have an unlimited number of users. Each user is required to provide the 6 digit Account Number and MUNIRevs Activation code to be authorized to connect to an existing property record.
I did not receive or misplaced the letter with my activation code. What do I do?
Email MUNIRevs support or call (888) 751-1911 for assistance. You will need to confirm account details to be verified for the account. To protect the security on property accounts, you will need written (e-mail) permission from a registered owner or officer of the property for us to provide you with a new activation code.
Can I file a Zero File tax return through MUNIRevs?
To file a zero file tax form, select your tax form from your Action Center. Then, complete the required information on the remittance, including Gross Sales and any deductions. You will be prompted to confirm your desire to complete the return as a Zero File return.
What payment types are accepted by the City through MUNIRevs?
The City accepts ACH Debit, or e-check as well as the following major credit cards: Mastercard and Visa.
Can I schedule a payment in MUNIRevs?
For your security, MUNIRevs does not store any payment information in the system. You will need to enter your desired payment information each time you check out.
How do I change the User on a property?
All users need to register, just as you did, by going to the home page for that jurisdiction (i.e. https://glenwoodsprings.munirevs.com). They will click on the "Go" button under "New Users". They will also need the 6 digit account number and Activation Code for the property.
I forgot my password. What do I do?
From the Log In page, click the “Forgot your password” link and follow the instructions that will be e-mailed to the User’s registered e-mail address.
Do I have to login to MUNIRevs to see my alerts and reminders?
No. All alerts are e-mailed to your authenticated e-mail address. When you login to the system, you will also see any open alerts that need to be addressed in your Action Center.
